Income verification, credit checks, criminal background checks, housing court history, and reference checks are some of the ways we screen prospective tenants for our long term rental properties. Qualified applicants must have an income that is 3 times the rent, a credit score of 700 or higher, no serious criminal background history, no evictions. We field inquiries on listings, conduct in person showings, select qualified applicants, and create leases for Tenant Placement.
To competitively list the property, we list on all the major online rental syndicates including Zillow, Trulia, Hotpads, Rent.com, Rentsource and more with photos and a thorough description of the rental. We are dedicated to providing showings, screening applicants and preparing leases in a quick, efficient way to locate qualified tenants.
Both owners and tenants have their own user accounts and log-in to the property. The tenants rent payments will be payable online. Owners can safely enter where they want their rent sent to and can log-in anytime to see the balance and ledgers in their accounts.
Our legal forms are up-to-date with state laws as they are sourced from the California Association of Realtors. The Property Management Agreement, Residents Lease Agreement, Disclosures, Move In Inspection and Move Out Inspection are all forms we utilize when setting up our landlords and tenants.
There are no surcharges, percentages added or “kickbacks” taken from vendors. For repairs and maintenance, DHMS will coordinate service calls with local vendors and those contractors/vendors will directly invoice the owner. Co-ordinating these repairs is a service covered by the monthly PM fees. This is an area we save our owners money. They receive a great rate, without mark up, with the most reliable, reputable vendors in town.

All tenants are required to have Renter’s Insurance at our rentals. Properties will be insured for up to $100,000 and tenant’s personal property will be insured for up to $10,000. Renters insurance is included, and routinely checked in our Resident’s Benefits Package.
Also included in our Resident’s Benefit Package is a credit building opportunity for our tenants. Every time a tenant pays rent on time, they will receive a boost to their credit score, plus gift cards to major vendors such as Amazon, Target and Walmart.
