Cleaning for residential homes and commercial spaces since age 14, Wendy is equipped to transform a house into a stunning and inviting home. Wendy’s deep cleans are possibly the most affordable home renovation an owner could pay for. Her detailed cleans can save owners repainting walls, replacing carpets, and more. Her magic prompts prospective tenants to apply to rent after viewing her cleaned properties. Her attention to detail also make her great at performing move-in and move-out inspections at the start and end of every lease. She is a strong team player in our house turn over.
Raised by a family of contractors and a mother in real estate, Neil is capable of problem solving a wide range of home repairs. His commitment and interest make him a capable team member in resolving “Rental Ready” issues quickly and effectively. Neil provides our first phase of home evaluations for new listings, re-keys homes, and handles maintenance requests for a great “in-house” rate that provide our owners a great deal of savings. His honest evaluations keep the team and our owners informed about the condition of the house and how to keep it in great condition.
Second generation desert local and owner of her own PM service for STVR, Aubrey is a valuable member of the team. She is well informed and well connected in the world of managing homes in the desert. She is quick, decisive, and shares her insights on the local market with owners and management. Caesar is a power house of love and play. He wakes up every day ready to create through imagination and connect with people in the most meaningful ways. Out of love for her son, his mother founded a long term rental PM company to create work/life stability for herself her team, and create solutions for the community.
Hello and thank you for taking interest in my owner operated property management company. I have lived in the high desert since 2015. The opportunities in property played a large role in why I choose to move here. For the first 7 years of living in Yucca Valley, I opened and co-owned a successful rock climbing guide service in Joshua Tree National Park (Stone Adventures). Once my son started elementary school, it became clear that a guiding schedule of holidays and weekends conflicted too much with my duties as a parent. With that, I sold my part of ownership to the guiding company and dove into my passion for property. I have completed the courses and certifications required by the State of California to be a property manager and passed my Real Estate exam. In addition, I am a member of NARPM (National Association of Rental Property Management) and attend their conferences and take courses for continuing education. There are many laws connected to property management in California and they are always changing! With my commitment to continuing education I am confident that all my decisions will be informed and deliberate. And with my networking and study at NARPM, I am confident that I will be connected to the best infrastructure available for top service property management.
In my first 7 years in the desert, I have been fortunate enough to have profited from 4 properties by way of fixing and flipping, Airbnb and long-term rentals. The desert cities of Joshua Tree and Yucca Valley provide great investment opportunities in property. It is my personal belief that long term rentals are currently the best way to invest in property in the towns of Joshua Tree and Yucca Valley. The recent changes occurring in our local housing market present a new opportunity for long term rentals and I am excited to share this opportunity with fellow home owners who are interested in investing in our area. I also feel passionately about becoming part of a movement to convert more short-term vacation properties to well cared for long term rental homes. There is a short supply of long term rentals in our area and the local community has been in a pinch for housing for years. By providing an outstanding property management service, I provide a profitable option to home owners to lease their investment properties to local working people. I do my part by coordinating the boots on the ground to protect the investment. I select qualified and responsible tenants to uphold their end of a rental lease. And our team benefits by gaining the priveledge to work. It is a win-win-win scenario!
Joshua Tree National Park has increased in popularity over the years and draws around 3 million visitors a year. This has contributed to a growing number of Short Term Vacation Rental homes in the towns of Joshua Tree and Yucca Valley. In 2021, the number of short term vacation rentals tripled in the high desert, saturating the market. As a result the price per room night drastically dropped with the increased supply of STVR properties. In the meantime, this resulted even fewer long term rentals available to the local community, further driving up the rent. The town of Yucca Valley issued a temporary moratorium on short term rentals the end of 2021. And from 2023, the town has raised the transient occupancy tax from 7% to 12% further slowing the short term vacation rental market. In the years following 2020, more and more people are working remotely, and have moved to smaller, more affordable towns like Joshua Tree. There is a great demand for long term rentals in the area and a great supply of beautifully renovated homes sitting on the market, waiting to be purchased. It is a buyers market. There is a surplus of turn key homes listed at competitive prices. And a local, hard working community that needs more homes listed as rentals. This is the time to invest in houses in Joshua Tree and Yucca Valley. A buy and hold strategy with a good property manager is a fantastic long term investment for the area!
