We help with the project management needed to convert a short-term vacation rental to a long-term rental.
Inspections, service calls, repairs, maintenance, coordinating furniture sales, furniture removal are some of the services provided in our project management to get a home rental ready. The following is a check list
Check every sink, shower, faucet and spigot for leaks
Check all drains (is water eliminated swiftly)
Check all toilets
Run heating and cooling for house
Check water heater
Appliances (refrigerator, stove, oven, microwave, dishwasher, etc.) all work as intended to operate
Check all windows for signs of leaks
Check all doorways for signs of leaks
Check back closets and other low traffic areas for signs of rodents
Look for any signs of termites
Walk around the house and check for inconsistencies in the grade, look at where water runs off during heavy rains, identify landscaping issues, and look for rodent holes around the foundation if present
Check the mainline water meter (gently hand shovel out sand run-off if necessary)
Note the condition of the roof and eves
Check all carbon-monoxide detectors
Check all lights and fans
All transactions will have a property manager present in the property. There will be no co-ordination with lock boxes for this process. All funds for sold items will go directly to owner. This service is available for owners who trust property manager to set the listing price and negotiate final price of all items.
List furniture, house decorations, etc. on FB Marketplace, respond to all inquiries
Co-ordinate sale of furniture, hot-tubs, cowboy tubs, etc.
Donate remaining items to local thrift stores (arrange pick up services)
Find local groups who may take any left over bedding (bedding cannot be donated)
Coordinate haul aways to the dump
Hire a professional cleaner to deep clean the house as needed
Hire a landscaper to clean up the yard as needed
Final check of all carbon monoxide detectors, lights, fans, heater, cooler, plumbing
Prepare house for pictures!
Property owners needing assistance with all the project management services listed above are covered for 75% of one month’s rent. If the home is already rental ready, this project management fee can be adjusted to a lower rate. These charges are deducted from future rent after a long term tenant is placed.
