Property management includes tenant placement services followed by rent collection, a credit building Resident Benefit Package, ensures tenants are paying renters insurance, maintains pet screening accounts, lease renewals and more. We also handle maintenance and repair requests with local vendors that we know and trust. We respond on schedule to late/delinquent payments and follow county timelines and protocols for evictions.
At the start and end of each lease, we perform walk throughs and coordinate the clean up and maintenance of the property. Full property management includes a longer term commitment from us and taps into our arsenal of local services to oversee and care for your rental property in a way that keeps it valuable and marketable.
In the initial walk through we will evaluate whether a property is rental ready and recommend a what price the home should rent for. Once the property is clean and rental ready, we will take pictures that documents the current condition of the house and yard. This documentation will be saved for future reference after the tenant moves out.
The property will be listed online with a descriptive write up and pictures. The rental will reach thousands of hopeful tenants via online platforms such as Zillow, Hot Pads and Trulia and more.
Applicants are professionally screened. Qualified applicants must have income that is at least 3 times the rent. Good or Excellent credit scores (700 or higher). No serious criminal background history. No evictions or other housing court history. For applicants who may doubt their credit score, we also verify rental history with 6 months verified rent paid on time.
Our legal forms are up-to-date with state laws as they are sourced from the California Association of Realtors. The Property Management Agreement, Residents Lease Agreement, Disclosures, Move In Inspection and Move Out Inspection are all forms we utilize when setting up our landlords and tenants.
Both owners and tenants have their own user accounts and log-in to the property. The tenants rent payments will be payable online. Owners can safely enter where they want their rent sent to and can log-in anytime to see the balance and ledgers in their accounts.
There are no surcharges, percentages added or “kickbacks” taken from vendors. For repairs and maintenance, DHMS will coordinate service calls with local vendors and those contractors/vendors will directly invoice the owner. Co-ordinating these repairs is a service covered by the monthly PM fees. This is an area we save our owners money. They receive a great rate, without mark up, with the most reliable, reputable vendors in town.
Full property management includes 75% of the first month’s rent for tenant placement followed by 10% of the monthly rent. In this way, we share the interest in keeping the house rented with responsible tenants who will pay rent on time and take good care of the home.
