The following are items we want to see ready before listing a property. The standards the rental home is delivered to the tenant sets the bar for how we hope the tenant will care for the home. We ask the tenant to maintain these standards during their tenancy to protect the home and keep it a marketable, appreciating asset for the owner. Additionally, we hope maintaining these standards make good tenants feel appreciated, respected and encouraged to continue their long-term tenancy.

All faucets work. No drips
All drains eliminate water quickly, as designed
No leaks under sinks, in showers, at spigots or any other water source or drain
Hot water heater works as designed
All toilets work as intended
Septic tank has been recently pumped and is ready for a long-term lease
Heater works as designed
Cooler works as designed
Evaporative cooler works as designed (serviced with pads less than 1 year old)
All fans work
All switches operate as intended (turn on and off related lights, fans, etc.)
All lights turn on and off, no dead light bulbs
All electric outlets have power
No leaks coming through windows or doors
All doors close, lock and have keys
Locks on doors have been replaced for new tenant
Windows lock closed
Windows have screens
Clear of dead plants and trash
No overgrowth of non-native invasive plants (e.g., Sahara Mustards)
No fire hazards in yard
The grade and landscaping of the yard allows for water to run off away from the house in a heavy rain
Fence works as designed (opens and closes, no holes, etc.)
No rodent holes around foundation of the house
There is a working mailbox for tenant
Smoke detectors work and houses connected to gas and/or have an attached garage have carbon monoxide detectors
There is parking on property available for tenant
Roof is in good condition to cover a long-term lease
No signs of termites
No rodents or pests in the house
