This option is for the property owner who only needs help with finding a tenant, and is thereafter willing to do the property management themselves. This is a good option for owners who live in Joshua Tree, Yucca Valley or a neighboring area. Tenant Placement is for owners who need assistance with marketing, applications, property showings and creating leases for long term rental properties.
For Joshua Tree and Yucca Valley locals who own investment properties, this is a great option. Finding a trustworthy tenant is the most important step in rental properties. Navigating the process can feel overwhelming to a person who is not regularly confronted with the legalities and ups and downs of screening prospective tenants. Our tenant placement will find a qualified applicant for the home in a responsible, FHA compliant way.
In the initial walk through we will evaluate whether a property is rental ready and recommend a what price the home should rent for. Once the property is clean and ready, we will take pictures and documents the current condition of the house and yard. This documentation will be saved for future reference after the tenant moves out.
The property will be listed online with a descriptive write up and pictures. The rental will reach thousands of hopeful tenants via online platforms such as Zillow, Trulia, Hot Pads, Rent.com and more.
Once the listing is live, we field all questions, communicate the application process, set up and attend in person showings, and show the property in a responsible way as to keep it clean and tidy in the process. For every adult who applies we run detailed credit checks, nation wide criminal background checks, collect documents of verified income, and reference checks. We carefully review each application until we find a qualified tenant.
Once a tenant is selected, we draw up a lease which includes details about the rent and security deposit, how and when it will be paid, time frames for any late payments, information about utilities, house rules, term of lease and other legal lease terms relevant to the State of California, county of San Bernardino and the high desert towns of Joshua Tree and Yucca Valley. The security deposit and first month’s (prorated) rent is due at the time of signing the lease.
Once the lease is signed, we set up a system for the tenant to pay the owner electronically every month. This is an option available to every property owner and tenant we work with. State law, however, gives renters and landlords the right to collect money by way of money order in lieu of electronic payments. Whichever the preference is, we write out the agreement and set up the infrastructure for monthly rent payments.
On the move in date, we do a final walk through together with the tenant. Thereafter, tenant and Placement Agent will sign the document and the happy tenants are given the keys to their new home. We use this opportunity to discuss any special features of the home and introduce the tenants to our utility concierge. We spend a good amount of time being leisurely in this happy moment with the tenants so that they can freely ask questions, get comfortable with knowing how to uphold their end of the lease and settle in.
